A Gilded Age Estate, Ready for Your Next Production

The Edward F. Searles Estate is a 19-acre Gilded Age property in Methuen, Massachusetts — roughly 30 miles north of Boston, near the New Hampshire border. A 74-room mansion, a Gothic chapel, a granite chime tower, and a carriage house sit on grounds large enough for full production staging, all in one location.

Interiors and exteriors are both available. We work with film, television, commercial, music video, and photo productions to find the right spaces for your project.

The Edward F. Searles Estate, Methuen, Massachusetts

Five spaces, one address.

Few New England properties offer this range of period architecture on a single, privately staged site. Each structure has its own character, so a production can shoot a mansion interior, a chapel scene, and an exterior establishing shot without ever leaving the grounds.

Pine Lodge

A 74-room Gilded Age mansion with ornate period interiors — grand staircases, paneled rooms, and formal halls built for a Gilded Age fortune.

Brownstone Chapel

An intimate Gothic chapel, inside and out, with the quiet gravity of a century-old place of worship.

Granite Chime Tower

A monumental stone tower designed by English-Gothic architect Henry Vaughan — a striking exterior silhouette and vantage point.

Carriage House

A grand stable complex with a rougher, working-estate character — a counterpoint to the mansion's formality.

The Grounds

Nineteen acres of lawns, mature trees, and stone walls, with room for production staging, trucks, and equipment.

Real history, not a backlot.

Edward Francis Searles built the estate between 1891 and 1920, funded by a $21 million inheritance from Mary Hopkins, widow of railroad magnate Mark Hopkins. Architect Henry Vaughan — the English-Gothic architect who co-designed Washington National Cathedral — shaped much of its signature style. It is one of the most intact Gilded Age estates remaining in New England.

In 2024, the City of Methuen purchased the estate, halting a plan that would have demolished the mansion for redevelopment. It is now cared for by the City of Methuen and the Friends of the Searles Estate, with select film, TV, and commercial production welcomed on-site.

Close to Boston, easy to work with.
